Many homebuilders assume that they can't have walls of glass and be energy efficient at the same time, but they can. Here's a look at a current modern hillside project of ours that has two 18' to 23' walls of glass facing south, that are 15% more efficient than what Title 24 Standard Code requires.

Our solution at the Summit house is a combination of a 7'8" overhang, and the right kind of glass with the proper tinting specification.

The net effect produces a dramatic unfettered view, a lower energy bill, and a very excited Beverly Hills Planning and Building Department.
