Design Considerations Unique to Los Angeles

Designing modern homes in Los Angeles requires an understanding of the practical conditions and technical challenges that come with each site. Thoughtful engineering is needed for hillside constructions, densely populated neighborhoods require a harnessing of natural light and maximizing of views, and in coastal projects, both a breezy openness, and a protected privacy need to be achieved. Additionally, several parts of Los Angeles are designated as ‘Very High Fire Hazard Severity Zones’ (VHFHSZ), making building codes more complex in those areas, compared with the rest of LA. We provide full-service architectural support for the wide range of sites and conditions found throughout Los Angeles, and work with land use consultants, engineers, and permit expediters familiar with local jurisdictions and regulations. We also have experience successfully designing homes that meet the requirements of neighborhood HOAs, and spec houses that stand out in LA’s competitive markets. Featured Los Angeles Architecture Projects

Located in Los Angeles’ Brentwood neighborhood, Bundy Drive is a modern mansion designed for luxury entertaining and a love of sports. The open plan interior opens onto a backyard pool terrace with outdoor kitchen and bar, multiple lounge areas, fire features, and Getty Center views. On a lower level, a custom half-court Laker’s themed basketball court reaches out over the edge of the hillside, while above sits a putting green for golf. Indoors a home theater, counter current swimming pool, home gym, salon, wellness room, VR sports station, and sports lounge with nine panel television screen complete the design.

Trousdale, a modern home in Beverly Hills’ Trousdale Estates, frames views through floor to ceiling glass at either end of its open plan design. Natural light from skylights illuminates a lower level anti-basement housing a home theater, home gym, salon, wine room, and golf simulation station, while views from interior spaces and the backyard pool terrace look out on LA’s green rolling hills and wide blue skies.

The modern design of our Laurel Way house in Beverly Hills is reminiscent of a jewel box, with beautifully crafted rooms, each with their own sensory experience, and depth of architecture. In this luxury design, interior spaces open up sliding glass walls to resort style terraces, a wraparound moat-style swimming pool, and views that reach all the way to the Pacific Ocean.

With a custom design that cascades down a hillside in Beverly Hills, Beverly Crest opens up every floor to resort style terraces for luxury outdoor living. Inside, natural light, richly textured materials, and modern furniture and art give the home the look and feel of a boutique hotel. A home office, home gym, courtyard lounge with waterfall, home theater, full bar, and basketball court elevate the luxury design.

Originally designed 7 years earlier for a previous client (see our Benedict Canyon 2016 house), Benedict Canyon 2023 is the latest incarnation of this modern Beverly Hills home. A natural light filled yoga studio / workout room, and a bright home office are some of the newest additions, while the floor to ceiling glass walls, rooftop terrace, and backyard swimming pool remain anchors for luxury resort style living.

Sitting atop a narrow ridge in Beverly Hills, Summitridge Drive is a luxury estate with modern indoor outdoor design that opens onto outdoor terraces with fire and water features, and sweeping jetliner views. The luxury resort style home includes a guest house with private terrace, outdoor gym, cigar lounge, game room with poker table, home theater, infinity edge pool, and rooftop terrace for movies under the stars.

Hutton Drive 2641 is a modern Beverly Hills home for resort style indoor outdoor living. On the main floor, interior spaces open sliding glass walls to a backyard pool terrace, while upstairs, guest rooms open onto private balconies, and the primary bedroom connects directly to an upper level sun deck, via private walkway bridge. Richly textured details and modern artworks throughout make this a colorful and comfortable luxury home.
